We are seeking equity investments for our Historic Tax Credit projects!

Current Opportunity:

Invest in $320,000 in Federal Historic Tax Credits generated by the rehabilitation of two mixed-use buildings in St. Louis.

-Option 1: Invest $220,000 in exchange for a 5-year stream of tax credits, 3% annual priority return, and 10% exit payment in year 7. Approximately 8% RoR

-Option 2: Invest $480,000 in exchange for a 5-year stream of tax credits, pro-rata share of depreciation & losses ($45,000/year), and $280,000 repayment in year 7. Approximately 8% RoR

Partial investments considered!

Future Opportunity:

Invest in $500,000 in Federal Historic Tax Credits generated by a future historic rehabilitation project in St. Louis.

-Option 1: Invest $350,000 in exchange for a 5-year stream of tax credits, 3% annual priority return, and 10% exit payment in year 7. Approximately 8% RoR

-Option 2: Invest $750,000 in exchange for a 5-year stream of tax credits, pro-rata share of depreciation & losses ($70,000/year), and $450,000 repayment in year 7. Approximately 8% RoR

DISCLAIMERS:

The Historic Tax Credit is a general business credit and can be claimed by certain corporations, estates, and trusts. Some individuals can claim HTCs - the credit is best claimed by individuals who file their taxes as a Real Estate Professional, although smaller investments may be beneficial to other individuals with passive income. In all cases, check with your accountant or tax professional to be sure that the investment is beneficial for your specific situation.

Current Opportunity:

-$200,000 2nd position loan at 9%, 3-year term, 3% fee paid at loan payoff.

Loan provides construction debt for the rehabilitation of two mixed-use buildings in St. Louis and bridges state and federal Historic Tax Credit equity.

Smaller loans considered!

Current Opportunity:

-$100,000 predevelopment loan for securing an option-to-purchase and covering professional services, including architect’s fees, survey, and historic consulting.

12% interest while secured initially by personal guarantee, converts to 9% once property is acquired and secured by 2nd deed of trust. 3-year term, 3% fee paid at loan payoff.
